Before you put your home on the market and potential buyers start coming through your door, you want to make sure your property is in the best possible condition. Your house is no longer just the place that you've called home for some time. It is now a product for sale and you need to make it accessible to as many potential buyers as possible. This could mean packing up your trinkets and aquarium lighting so that they can better see the details of your home's design or it could mean making small improvements and repairs. Here are some dos and don'ts when it comes to preparing your home for sale.
First, you want to de-clutter and clean. Take out any extra furniture and as many of your personal belongings as possible. Rent out a storage unit and start boxing up photos, souvenirs and those vinyl wall sayings you used to decorate your bedroom. You want to try and make your home as neutral as possible. When people come in for showings they want to be able to picture themselves living in that home. It's difficult to do that if it's still full of all of your personal items.
You also want to make sure that you clean the inside and outside of your home from top to bottom. Take the time to spruce up your front yard with some new plant life from your local greenhouse supplier and clean out all of the cupboards. Buyers looking at your home will want to look in the closets, basement and garage. So, you want to make sure that you don't neglect any section of your home.
When many people put their home on the market, they have the compulsion to make changes and start large renovation projects. This is not always a good idea. Adding an extra bedroom or turning an existing one into an office space can sometimes deter potential buyers. They want to feel as if they have the option of renovating to suit their own tastes and some buyers might feel that they can't do this if the space has just been altered.
Instead of adding new bathroom furniture vanities, for example, you may want to just add a new coat of paint. This is a simple and cheap improvement that can do wonders in making a room look new again. It is also something that can be easily changed again if the buyers choose. If you are considering large changes in your home before selling, make them to the systems that run your home. Consider adding an air conditioning unit or replace the instant water heater. These items are appreciated by the widest range of potential buyers considering your property.
